Vacant Property Refurbishment Grant

Transform an empty house into a home with help from the Vacant Property Refurbishment Grant. This grant is designed to bring unused properties back into use and it provides funding for homeowners or buyers who want to renovate a vacant or derelict building.
At Martin Kelly Planning we can provide an Engineer’s Report confirming that the property has been vacant to support your application for the Vacant Property Refurbishment Grant.

The Vacant Property Refurbishment Grant is part of the Government’s Croí Cónaithe (Towns) Fund. It supports people who wish to turn a vacant property into their principal private residence.

The grant is available for properties that have been vacant for at least two years, and it covers renovation costs needed to make the home habitable again. If the property is derelict, you can receive an additional top-up, that will offset structural or safety related repair costs.

The Vacant Property Refurbishment Grant offers up to €50,000 to any owner who turns a dwelling or former shop built in 2007 or earlier into a home.
You must own the property or hold a signed contract of sale
You must prove that the property has been out of use for at least two years and include disconnection records.
You must commit to living in the property as your main home or you must register the property with the Residential Tenancies Board.

A derelict top-up grant needs a professional report, which Martin Kelly Planning can provide or it needs to be listed on the local Derelict Sites Register.

The costs covered include roofing, rewiring, plumbing, windows, doors, insulation, structural stabilisation, plastering, kitchens, tiling, fire safety, painting, drainage, and professional fees. These costs are all eligible once they are part of making the building habitable.

Eligibility: Properties considered for inclusion must be built up to and including 2007.
Proof of Vacancy: The property must be vacant for two years or more at the time of grant application. An applicant cannot leave a property unreasonably and purposely vacant for the purpose of qualifying for the grant.
Proof of Dereliction: For a property to be deemed derelict (i.e. structurally unsound and dangerous), the applicant must confirm this by submitting an independent condition report prepared by an appropriately qualified professional along with the application form. The property can also be deemed derelict if it is on the local authority’s Derelict Sites Register.
Proof of Ownership: Proof of ownership is required to support the grant application. A local authority may give approval in principle to the grant application where the applicant is able to provide evidence of active negotiations to purchase a property.

Properties cannot be in the name of businesses to qualify for this grant.
